2) Buyers have fewer houses to choose from during the holidays. Less competition hopefully means a quicker, higher priced sale.
3) Supply will dramatically increase in January. More supply = less demand. Less demand = possibly less money and longer time on the market.
4) Houses show better when decorated for the holidays.
5) Buyers are more emotional during the holidays, and more likely to pay your price.
6) Buyers have more time to look for a home during the holidays than during a normal work week or month because most people get extra time off in December.
7) Some people must buy before the end of the year for tax reasons.
8) Traditionally, January is when employees begin new jobs. If relocating for their job, they might not be able to wait until spring to buy. If your home is on the market you may be able to capture this type of buyer.
9) By selling now you can be non-contingent after the New Year. There will be more houses on the market then and hopefully for less money. Sell high, buy low.
10) Be on the market but restrict showings for 6-7 days during the holidays so that you are not disturbed or put out by people wanting to view your home close to Christmas/New Year's.
