This video will teach you EVERYTHING You NEED to Know BEFORE you BUY A HOME.
The home buying process can quickly become overwhelming if you don’t know what you’re doing. With some many options & so many factors to consider, how is one to know what’s best for them & their family. The goal of this video is to simplify this this part of the home buying process for you. So, here’s a list of the most important things to consider when buying a home. Remember to make a list of your top priorities.
#1 Price – The first step in buying a home is to get prequalified with at lender so you know exactly how much home you can afford.
#2 Location – The location of the home to me is the 2nd most important factor. Do you want to live close to the city or would you prefer to live out in the country? Consider the drive time to work. Are the schools important? Do you have an active lifestyle? There’s a lot to think about.
#3 Location within the location. Once you’ve whittled down your location down to a certain city, you need to consider your location inside that location. Do you want to be tucked deep into a neighborhood with very little traffic or would you prefer to be right next to a busy road so you can have quick access to the things that are important?
#4 New homes vs. existing homes - As a New Home Construction specialist, I believe building a home is better than buying existing for a lot of reasons. Mostly because with a new home, you’ll go years with little to no maintenance & usually the price to build a home is comparable to buying existing. #5 The Homesite – There’s a lot more to consider than just size. Would you prefer a corner lot to eliminate the feeling of being trapped between houses or do you prefer an interior lot? Both have their advantages. Most lots are square, but homesites come in all sorts of different dimensions. Think about how you may want to develop the lot in the future.
#6 Bedrooms - How many bedrooms do you want? Or more importantly, how many do you need? These days, most people seem to think their kids should each have their own bedroom. It’s a good thought, but it could be a huge mistake to buy a huge house if it pushes you over your budget.
#7 Bathrooms - You’ll also want to consider the number of bathrooms you’d like & how important is it to have a master bathroom. Do you want a garden tub? Is it important to have a separate tub & shower? You’ll want to know this before you look at homes.
#8 The age of the home – It’s important to consider the age of the home for several reasons. You’ll definitely want to know if the electrical & plumbing is outdated & if they’ll need to be replaced? What about the roof? How many years does it have left? And the foundation of the home? Is it still solid?
#9 The Appliances – If you’re purchasing an older home, pay special attention to the appliances. Are they old? How long until they need to be replaced? Appliances can be expensive so you may want to do research on how much it’s going to cost to replace them. Do you prefer a gas range instead of electric? If so, you may need to replace the stove but 1st you need to know if there’s even a gas line present.
#10 The kitchen – For many, the kitchen is the most important room in the house. It’s often the gathering place for family & friends. Many consider the kitchen the heart & soul of the home. And a kitchen done right can be a huge wow factor for your guests. But, if a kitchen is laid out poorly, or if it’s too small, it won’t be a good gathering place which could really hurt your ability to sell your home in the future. Be very mindful of the kitchen when you’re looking at home & think about what is really important to you before you begin your search.
If you’re leaning toward buying an existing home instead of building, it’s important to consider how much work is going to need to be done on the home & how much it’s going to cost you over the years.
